What Green Valley is actually like
American Nevada Corporation -- the development company headed by Las Vegas Sun publisher Hank Greenspun and later his son Mark Greenspun -- began building Green Valley in 1979, laying out a master-planned community on desert land in what was then a small, largely industrial town called Henderson. It predates most of the valley's other big master-plans and is widely credited as the project that turned Henderson from a WWII-era industrial company town into a fast-growing suburban city, with Henderson's own boundaries and services expanding around Green Valley as it built out through the 1980s and 1990s.
Today Green Valley reads as one of the valley's more established, mature addresses: landscaping and tree cover that are unusual for a younger desert suburb, a mix of single-family subdivisions, condos, and gated sections built mostly from the 1980s through the 1990s, and a commercial spine along Green Valley Parkway and Sunset Road. Its best-known landmark is Green Valley Ranch Resort & Spa, a Station Casinos property, paired with The District at Green Valley Ranch next door -- an outdoor, walkable shopping and dining district with an actual street grid, which is unusual in a metro built almost entirely around car-oriented strip centers.
Green Valley isn't a separate municipality -- it's a neighborhood/district inside the City of Henderson, built out under numerous individual HOAs rather than one master association. It now functions as Henderson's older, more built-out core, the reference point against which the city's newer master-planned areas further south and east -- Anthem, Seven Hills, Inspirada -- are usually compared.
