What Anthem is actually like
Anthem's history starts with a federal land deal: in November 1997 the City of Henderson annexed 2,535 acres of vacant land for the project, land that developer Del Webb Corporation had obtained from the Bureau of Land Management through a property exchange. That swap briefly drew scrutiny from the Interior Department's inspector general and made national headlines over how the land had been appraised, though Del Webb and the BLM defended the deal by pointing to the roughly $250 million in infrastructure Del Webb was committing to the site. Construction moved ahead regardless, home sales began in mid-1998, and Anthem held its grand opening on October 24, 1998, drawing about 3,000 people -- more than double what organizers expected. The original plan split the community into three subdivisions: the age-restricted Sun City Anthem, the gated Anthem Country Club, and the more affordably marketed Coventry Homes at Anthem. Del Webb, which merged into Michigan-based Pulte Homes in a $1.8 billion deal announced in May 2001, continues today as a Pulte-owned brand; at the time of Anthem's opening, the company expected a 15-to-20-year build-out topping out around 11,000 to 13,000 homes.
Today Anthem sits in Henderson's far southeastern corner, built into the foothills of the Black Mountains. A fourth subdivision, Anthem Highlands, followed in 2003 as a separately guard-gated, family-oriented section with roughly 1,400 single-family homes. Sun City Anthem remains one of the valley's largest active-adult communities, with about 7,100 age-55-and-up homes organized around three HOA clubhouses -- Anthem Center, Independence Center (home to the 300-seat Freedom Hall Theatre), and Liberty Center. Anthem Country Club, centered on 1 Club Side Drive, is a separate gated section built around a par-72, 7,373-yard course designed by Hale Irwin and Keith Foster. Housing stock across Anthem skews newer than much of Henderson (built mostly from the late 1990s through the 2000s-2010s), with a heavier concentration of single-story, age-qualified product in Sun City Anthem and larger view-lot homes in Anthem Country Club and Anthem Highlands.
With Anthem's original 15-to-20-year build-out window long past, the community now reads as a mature, largely built-out part of Henderson rather than an active construction zone -- new growth in the city has shifted to other master-planned areas farther out. What hasn't changed is the HOA-heavy structure: nearly every corner of Anthem, from the age-restricted Sun City Anthem to the guard-gated Anthem Country Club and Anthem Highlands, is governed by its own homeowners' association layered under a broader Anthem community structure.
