Riviera Beach, FL

A working-class port city built around the Port of Palm Beach and Singer Island's beaches -- incorporated in 1922 as the Town of Riviera, it's a more affordable, more industrial counterpoint to the county's wealthier coastal towns.

What Riviera Beach is actually like

Riviera Beach's settlement history runs through three earlier names: the Lake Worth Settlement (early 1860s–1880), Oak Lawn Settlement (1881–1892), and Riviera Settlement (1893–1921), the last named for a perceived resemblance to the French Riviera. The town incorporated as the Town of Riviera on September 29, 1922, was renamed the Town of Riviera Beach in 1941, and became the City of Riviera Beach in 1959 (Wikipedia).

The city's defining institution is the Port of Palm Beach, an independent taxing district headquartered inside Riviera Beach that ranks as Florida's fourth-busiest container port and the 25th-busiest in the continental U.S., moving roughly 2.3 million short tons of cargo and 280,000 container units annually -- bulk sugar, molasses, cement, fuel, and Cruzan Rum distribution among them -- plus cruise service that's carried nearly 450,000 passengers a year (Wikipedia). Geographically, though, much of Riviera Beach's public identity runs through Singer Island, a barrier-island peninsula separated from the mainland city by the Lake Worth Lagoon -- most of the peninsula falls within Riviera Beach's city limits even though it feels, and is marketed as, a distinct beach community from the mainland port city a bridge away (Wikipedia).

Riviera Beach's population was an estimated 39,357 as of July 1, 2025, up 4.6% from 37,617 at the 2020 Census (U.S. Census Bureau). Median household income runs $68,060 and the poverty rate sits at 18.4% (2020–2024 estimate) -- a more affordable, working-class economic profile than the county's wealthier coastal towns, part of why the city's own Community Redevelopment Agency has focused on waterfront investment, including the Marina Village mixed-use project along the Riviera Beach Municipal Marina (U.S. Census Bureau; Riviera Beach CRA).

Home values in Riviera Beach

Zillow's Home Value Index for Riviera Beach was $412,283 as of July 31, 2026, down 0.3% year-over-year (Zillow) -- below West Palm Beach's citywide figure and well below the county's wealthier coastal towns, though Singer Island's beachfront condo towers run considerably higher than the mainland city's own values. Palm Beach County's combined 2025–26 millage runs about 18.72 mills, or roughly 1.87% of taxable value; Florida's standard $50,000 homestead exemption and the Save Our Homes 3%-per-year assessment cap both apply to a primary residence, though a new buyer's first-year bill is based on the home's market value at purchase, not a prior owner's capped assessment (Momentum). Singer Island's older coastal condo and co-op stock makes Florida's post-Surfside condo law, SB 4-D, a real consideration there specifically: buildings three stories or taller need a “milestone” structural inspection at 30 years old (25 within three miles of the coast, which covers all of Singer Island) and a fully funded reserve study, which has meant higher HOA dues and occasional special assessments in older buildings countywide (Florida DBPR). Homeowners insurance countywide runs from the mid four figures a year for inland or entry-level homes toward five figures or more for coastal, older, or luxury construction, and Singer Island's beachfront stock tends toward the higher end of that range (Living in Palm Beach County FL).

Getting around

Riviera Beach's 44 Walk Score is a real number, not an undersell -- this is a car-dependent city like most of the county outside a few walkable downtown cores, and there's no rail station inside city limits. I-95 and US-1 both run through the city, connecting the port and Singer Island to downtown West Palm Beach a few miles south and Palm Beach Gardens a few miles north.

Riviera Beach FAQ

Is Riviera Beach the same as Singer Island?

Not quite -- Singer Island is a barrier-island peninsula, and most of it does fall within Riviera Beach's city limits, but it's separated from the mainland city by the Lake Worth Lagoon and is generally marketed and experienced as its own distinct beach community rather than as part of the mainland port city.

What is the Port of Palm Beach?

An independent taxing district headquartered in Riviera Beach that ranks as Florida's fourth-busiest container port, moving roughly 2.3 million short tons of cargo and 280,000 container units a year, plus cruise service. It's the city's defining economic institution.

Is Riviera Beach walkable?

No -- Walk Score rates the city 44 (“Car-Dependent”). There's no Tri-Rail or Brightline station inside city limits; the nearest are a few miles south in downtown West Palm Beach.

Does Riviera Beach flood?

It depends heavily on whether the address is on the mainland or on Singer Island. Singer Island's barrier-island stretch carries real coastal flood and storm-surge exposure comparable to the county's other barrier islands; the mainland core is more mixed. Check FEMA's Flood Map Service Center for a specific address.

Is Riviera Beach affordable compared to its neighbors?

Generally yes on the mainland -- Zillow's Home Value Index put the city at $412,283 as of July 2026, below West Palm Beach's citywide figure and well below the county's wealthier coastal towns, and median household income runs $68,060. Singer Island's beachfront condo towers run considerably higher than the mainland city's own values, though.

Who lives in Riviera Beach?

An estimated 39,357 residents as of July 2025, up 4.6% since the 2020 Census. The city's median household income of $68,060 and 18.4% poverty rate reflect a more working-class economic profile than the county's wealthier coastal towns -- a real, honest part of the city's character, not a reason to overlook it.

Nearby alternatives*We're not ranking these — every place has real trade-offs, and which ones matter is up to you.

West Palm Beach

West Palm Beach's downtown, a few miles south, is the county's job and transit hub -- CityPlace, the Tri-Rail/Brightline station, and Good Samaritan Medical Center are all a short drive away for Riviera Beach residents commuting out for work.

North Palm Beach

A few miles north on US-1 or I-95 -- a smaller, golf-community-oriented village, a quieter and more uniformly affluent contrast to Riviera Beach's working port-city mix.

Palm Beach Gardens

Further north along I-95 -- an upscale, golf-resort-anchored city built around PGA National, with home values well above Riviera Beach's and one of the market's current hotspots for New York-origin relocation.
