What Enterprise is actually like
Enterprise was established December 17, 1996, when the Clark County Commission created it as an unincorporated town after residents petitioned to preserve the area's semi-rural character and head off annexation by the neighboring City of Henderson, per Wikipedia's account of the town's founding. The area's history runs much older, though: its first inhabitants were Southern Paiute people, and the railroad town of Arden was platted here in 1905 to serve regional gypsum mining. Growth stayed modest through most of the 20th century -- the area counted just 14,676 residents in the 2000 Census -- before accelerating sharply: 108,481 by 2010 (a 639% jump in one decade) and 221,831 by the 2020 Census, making Enterprise one of Nevada's most populous unincorporated census-designated places.
Spanning about 66 square miles of the southwest valley at roughly 2,550 feet elevation, Enterprise today isn't one neighborhood so much as a collection of them. Large master-planned communities -- including Mountain's Edge and Southern Highlands -- sit inside its boundaries alongside older subdivisions and newer infill along corridors like Las Vegas Boulevard and St. Rose Parkway. Census-derived income data breaks out the Southern Highlands section separately from the rest of Enterprise (median household income near $138,000 there, versus roughly $94,000 across Enterprise overall), reflecting how much of the newer housing stock skews upscale and HOA-governed.
The biggest thing reshaping Enterprise right now is Brightline West. The high-speed rail line's Las Vegas terminus is under construction on a 110-acre site on Las Vegas Boulevard, directly across from the Las Vegas Premium Outlets South mall -- and as of this writing it is not yet in service. Groundbreaking was in April 2024; as of an October 2025 update, major line construction was expected to begin around April 2026, with the operator targeting a late-2029 launch. Once running, it will be intercity service to Rancho Cucamonga, CA (with stops in Hesperia and Apple Valley), not a local transit option within the valley. Enterprise is also home to the UFC Performance Institute (opened 2017) and the UFC Apex production facility (opened 2019), both near I-15.
