As-of dates and data sources vary by neighborhood because each guide's own research does. Commute: typical drive time (or bridge/route) to downtown Charleston's historic peninsula; expect longer at rush hour, especially across the Ashley and Cooper river bridges. Flood & storm risk: a general exposure category based on documented past events, not a parcel-specific assessment — always check FEMA flood zone maps for a specific address.
